included Spaces
Workshop
The bread and butter of your rented space is indeed, the Workshop. Tables and chairs for up to 25 capacity (25 includes hosts), can be arranged for a variety of uses or they can be tucked away for a simple open area. You decide!
Light Room
Located at the entry door, the Light Room is our small format studio with beautiful natural light and a 14’ x 14’ Cyc Wall. This area can be activated as a perfect photo moment, styled with our simple posing blocks or you can bring in custom decor for a unique take on the simple white backdrop.
Ready Room
Cozy, private and vibey as can be, the Ready Room is included in each workshop rental. This can be used as a intimate breakout space, secluded changing area or simply a behind the scenes staging area for client personals.

Check-in
Your check-in is promptly at the time listed on your booking. A Realm Staff Member will be on site when you arrive to acquaint you with the space, review policies and answer any questions.
Check-out
Your check-out is promptly at the time listed on your booking. You are required to clean up after yourself, throw away any trash, and return all items to their original positions. A Realm Staff Member will be on-site to assess any damages and get you checked out.
Arrival + Departure Time
Access to the space is determined by your contracted booking time. Early arrivals and late departures will incur a fee and are subject to availability. All clients, guests, and vendors must adhere to the contracted timeline. When making your booking, be sure to include time for your setup and reset.
Parking
There is ample parking near the main entrance on the west side of the building, including one handicap space. Additional parking can be found on the south side of the building as well. No parking is allowed in the VA parking lot demarcated by yellow posts. Overnight parking is not allowed.
Load-in and Load-out
From the parking lot there are options for stairs or two different ramps that lead to the Realm Patio. You may back up to the stairs for load-in and load-out only. Please make sure you only use the door to suite 1391.
Cyc Wall
Please mind the curves of our beautiful cyclorama walls—while they are durable, they are not indestructible. Avoid walking or putting objects on the curves. Damages to the curve will incur a repair fee, noted on your check-in sheet. Dance floors may not be located on the Cyc Wall floor due to increased risk of damages.
Furniture & Equipment
All items within the space you booked are yours to use. Feel free to move them around and create your own look, as long as you return them to their original location by the end of your booking.
Realm furniture is approved for indoor use only. Realm tables must be covered and protected from heat if used for food service. Damages to furniture will incur additional charges.
Lighting
The Light Room features consistent light throughout the year with windows and garage doors that face west and south. The Light Room has soft indirect light in the morning followed by direct light in the afternoon. The Workshop has one west facing garage door with paper pendant lights throughout for soft vibey supplemental lighting.
Prohibited Items
We do not allow nails, staples, glues, screws, tacks, or the like on the walls, ceilings, or floors; holes in the walls, partitions, ceiling, or floors; painting of any signs, placards, or other advertising, banners, pennants, awnings, or the like; sparklers, fireworks, or pyrotechnics of any sort; hazardous, poisonous, or flammable materials; open flames, grills, or heating elements of any kind; glitter, confetti, rice, silk flower petals, bird seed, or silly string; drugs and alcohol of any kind, including recreational marijuana; and smoking of any kind, including vaporizers.
Decor
Dripless candles may be used in vessels taller than the flame. Pictures & papers can be affixed to the wall with Washi Tape. Florals, greenery and balloons are permitted. Personal decor items must be loaded out during the reset portion of your booking.
Audio Recording
As Realm is not a sound stage and is located in a building with other neighboring businesses we hope to set realistic expectations that some audio obstacles might occur. We are unable to guarantee or facilitate a controlled audio environment. There is the possibility of some sound through our neighboring wall in addition to some light noise from our Staff coming and going from our office. For best audio recording opportunity, we suggest renting the Open Space and the Sun Room to have the most control.
Damages or Cleaning Fees
In the event that extra cleaning is required following your booking, or there are any damages to the property (including damages that may result in Realm’s inability to operate), Realm reserves the right to bill the client and retrieve those fees/funds from your credit card on file. Any damage to the Cyc wall will result in the charge of repair expenses. Damages are assessed on a case by case basis. If a repainting is required based on extent of damages, a minimum fee of $150 is required.
Directions
The best way to get to Realm is by directing to “Realm Denver” on Google Maps. The Workshop is located in suite 1391 near the southwest corner of the 3851 building inside the York Street Yards complex.
Restrooms
Restrooms are located down the hallway, shared with the rest of our building. There is a large, multi-stall restroom for both men and women, as well as a separate handicap accessible, non-gender specific restroom.
Catering
For delivery, you are welcome to work with any licensed food provider. If you prefer a full service caterer operating on-site for your booking, you must use one of Realm’s pre-approved caterers found on the Vendor List.
Pets
Service animals are permitted on the property. Additionally, any well behaved personal pets may be on-site for a pet fee of $25. Looking to have more than one? A larger number of pets can incur an increased pet fee when appropriate.
Booking Support
Realm’s Event Team is available prior to your contracted date to assist in any venue-related logistics and questions. Simply text 720-256-2236 or email events@realmdenver.co as needed.
Rental Deliveries/Pickups
All rentals delivered to, and/or used by the client, is the sole responsibility of the client. All such equipment must be removed from Realm at the end of the event.
Any exceptions must be approved by Realm Staff prior to the contracted date and will likely incur an additional storage fee when appropriate.
On-site Staff
A Realm Staff Member will be on-site for your contracted time to assist with check-in, venue-related questions and/or policies, as well as guiding the check-out process.
Realm staff is not responsible for assisting with your preparations, decorations, event management, cleanup, or otherwise.
Staffing Add-ons
If you are interested in a Staffing Add-on to assist with your setup, reset and any other event logistics, simply contact the Realm Event teams for more information.
Service add-ons are subject to availability and incur an additional fee.
Virtual Questionnaire
All Workshop events will receive a Virtual Questionnaire to relay all intended event logistics with the Realm Event Staff and to review agreed upon policies in the booking contract.
Special Event Permit for Alcohol
Colorado State law requires all public and/or ticketed events that serve alcohol to obtain a Special Event Liquor Permit. Permits are the responsibility of the client, not the venue. Private events that are not ticketed do not require a permit.
Insured Bar Service
All alcohol (for both private and public events) must be served by a Realm-approved Bar Service. Realm maintains a list of bar services that have provided their county/state-required licenses and insurance information. All COI’s must be on file prior to the event date. No self-service of alcohol is allowed.
Sourcing Alcohol
Realm does not have a liquor license, which means you can purchase your alcohol from whatever source you prefer. It is the client’s responsibility as to where and how alcohol is purchased, delivered, and removed from the venue.
Scheduling
One-hour Minimum
All workshop bookings require a minimum of one hour. One hour bookings are oriented towards a studio-forward use. For any event-forward uses, we recommend no less than 2 hours.
Booking Timeframe
Load-in, setup, clean-up, reset and load-out must take place within your booking timeframe. Please plan accordingly or reach out to add extra time.
Additional Time
If you’d like to add additional time please contact us beforehand or talk to your on-site Realm Team Member the day of your booking. We can accommodate your request for the applicable price difference, pending availability.
Reschedule
The best way to reschedule is using the link in your booking confirmation email. This will show you our up-to-date availability and allow you to immediately lock down your new booking. This can be done up to 24 hours before your booking start time.
Payment / Holds
Payment is due when scheduling your booking. We do not provide holds for Workshop bookings. The only way to secure your date and time is using our instant booking system and providing full payment.
Cancellation
The best way to cancel is using the link in your booking confirmation email. This can be done up to 24 hours before your booking start time. Within 24 hours you’ll need to text or email us. Please review our refund/credit policies below.
Refund
If you cancel your booking within 24 hours of payment you will receive a full refund. All other scenarios are subject to our credit policy. If your start time is less than 24 hours out, no refund will be given and our credit policy will apply.
Credit
If our refund policy does not apply, you will be subject to our credit policy. Most situations result in 100% credit toward a future Workshop booking at Realm. If you cancel less than 24 hours before your start time, you will instead receive a 70% credit. If you cancel after your start time you will forfeit your credit entirely.
Using Credit
Your Workshop credit can be used toward any future Workshop booking at Realm. To use your credit simply enter your credit code in the code box when scheduling your next booking. If you don’t know the code you can click “check code balance” at the bottom of our Studio Booking Page. You can also see your code balance by signing up for an account.
Availability
Our automated scheduling system for Workshop bookings shows the most up to date availability up to 60 days in advance. If you’re looking to book further out, you will have to wait until it becomes available. For full-day and multi-day bookings reach out to us, as we may be able to accommodate booking further out.
Holiday Breaks
We frequently block our calendar throughout the year to give our team some time to rest and be with loved ones. Those include the week of Thanksgiving as well as a winter break for two weeks over Christmas and New Years.
Upcoming Bookings
If you’re having trouble finding your confirmation email or want to see a list of your upcoming or past bookings, you can sign up for an account. At the top of our Studio Booking Page there are links to signup or login. Once you have an account you’ll be able to check your credit as well as see list of your upcoming and past bookings.
Sunrise/Sunset Times
Our automated system blocks off booking times after sunset. This assures that your booking takes place in a time that still has natural light, weather permitting. This ranges throughout the year for bookings that end at 4:30pm in the winter and as late as 8:00pm during the summer.
If you are interested in hosting in the Workshop outside of these times, simply contact us to confirm availability for a custom timeframe.
Emergency Mandate
If Realm is closed for events due to City, County or State Health Order on your event date, you may either: cancel your booking and receive a 20% refund, reschedule your event to a future date with no fee, or select to have your payments transfer to a floating deposit to be credited toward a future event booking. Future event dates may have increased rates from your original selected date and additional fees will be charged to make up the difference.
Subject to Change
All Realm policies, procedures, and pricing are subject to change without notice.
