Booking Tips
All hourly events are contracted with three portions of time: setup, guests on site and reset. A 1 hour minimum is dedicated to both setup and reset. All hourly event bookings are a total minimum of 4 hours.
The Base Package is a great option when prioritizing budget. Our clients typically select the Open Space or Full Venue according to guest count. The Experience Upgrade is perfect when you’re creating an elevated experience and want the ability to focus on the details while Realm’s team does all the heavy lifting.

The Open Space
Included in all Hourly events, the Open Space is our primary event space features white walls, 18’ high ceilings, an 8’x8’ moveable wall, and a floor to ceiling infinity Wall that is the perfect focal point for your event. South-facing windows let in ample, soft light all day for picture-perfect moments.
The Loft
Also included in the Open Space + Sun Room Base Package, the Loft is a beautiful ready room that overlooks the Sun Room and Open Space. It’s furnished with soft seating. It typically becomes a natural intimate conversation space during events. Large windows let in natural light and provide a visual connection with the event festivities.
The Sun Room
If you’re looking to add on additional spaces to your hourly event, the Sun Room is perfect for welcoming in guests. It also features ample natural light, plush banquet for seating, window bar, 6’x8’ movable wall and it’s very own infinity Wall. The large garage door opens right out onto the patio, facilitating an open indoor/outdoor environment.
The Patio
The south side of the Patio is included in the Open Space Base Package, while the entire 1,000 square feet of outdoor patio is included in the Open Space + Sun Room Base Package. Our outdoor patio integrates seamlessly with the rest of the venue and is a great area for outdoor entertaining. In order to maintain proper ADA passage, a 5’ perimeter of the patio must be clear of any event items and obstructions.
Amenities & Inventory
Realm’s inventory for hourly events is categorized according to your booking type. Review our Hourly Event Inventory to review items included in the Base Packages as well as the additional included furniture with the Experience Upgrade. The Experience Upgrade also includes a custom floorplan as well as setup and reset by Realm Event Staff.
Realm also maintains WiFi, a movable large Smart TV, and Bluetooth speakers in the Sun Room & Open Space that can be synced. All hourly bookings include our moveable bar as well as the furniture on display. Our WiFi and AV equipment are available at no additional cost.
Booking
Second Payment
Your second payment (50% of the rental fee) is due 30 days prior to the event date for all hourly events.
Booking Fees
Our booking fees are based on the day of the week, length of booking time and spaces used for the event. We have a variety of options to suit different event types and budgets. Prices are included on the website and further details can be provided by our Events Team.
Reservations
Hourly events are bookable up to 6 months in advance. We offer a complimentary 7-day hold on your preferred date, which is typically set up after your in-person or virtual tour. Holds can be facilitated without a tour upon request.
First Payment
50% of the booking fee is due to secure your date along with your signed Facility Use Agreement and signed Booking & Use Policies. For hourly events booked less than 30 days in advance, full payment is due to secure your date.
Cancellations and Refunds
If you cancel your event, notice must be given in writing to Realm, and rental fees paid to date will not be refunded. If your event is cancelled at least 60 days before your event, Realm may allow you to move the date of your event once (based on availability). You must request this move in writing, and you’ll be charged a $100 fee, along with the difference (if it’s more expensive than your original date) in rental fees for the new date.
Emergency Mandate
If Realm is closed for events due to City, County or State Health Order on your event date, you may either: cancel your booking and receive a 20% refund, reschedule your event to a future date with no fee, or select to have your payments transfer to a floating deposit to be credited toward a future event booking. Future event dates may have increased rates from your original selected date and additional fees will be charged to make up the difference.
General
Arrival and Departure Times
All clients, guests, and vendors must adhere to the event setup and tear-down times stated on the signed agreement. Early arrivals and late departures can result in additional charges. All deliveries must occur during your contracted setup and reset times. If you need extra time the day of your event, please request so at your earliest convenience as it’s subject to availability, and will incur additional fees.
Reset & Cleaning
After your guests have departed and the reset portion of your booking begins, you are responsible for removing all personal items from the venue and placing all trash in trash cans inside the venue.
If your event encompasses the Base Package only, you are also responsible for returning all Realm items back to their original position.
If you’ve added the Experience Upgrade, Realm staff will return all items back to original positions.
Once all client personals and trash have been tended to by the client, Realm staff will complete the cleaning protocols covered by the Cleaning Fee.
Event Hours
Hourly Events have a 4-Hour Minimum. Hourly events are bookable Monday-Thursday 8am-5pm and Friday-Sunday 8am-2pm. Hourly events outside of these hours are at Realm’s discretion. All bookings include three portions of contracted time: setup, guests on site and reset.
Additional hours can be facilitated and purchased pending availability. All deliveries, setup, cleanup, and pickups must take place during your contracted booking time frame, unless otherwise coordinated and approved by Realm.
Amplified Sound
Realm follows all amplified sound rules and regulations required by the City of Denver and the State of Colorado. All windows and doors must be closed with all amplified music located indoors after 10pm.
Alcohol
Bar Service Policies
No one underage will be served, no one will be over-served, no shots will be served and the bar will be closed with a “soft close” 30 minutes prior to when guests are scheduled to depart.
Private vs. Public
Invite-only private events do not need a permit to serve alcohol. Public events, or any event charging admission or for alcohol, must obtain a Special Event Liquor Permit under Colorado law. Applications must be filed with the City of Denver at least 30 days before the event. Instructions and forms are available upon request. Clients are responsible for securing permits when required.
Purchase
Realm does not have a liquor license, which means you can purchase your alcohol from whatever source you prefer. It is the client’s responsibility as to where and how alcohol is purchased, delivered, and removed from the venue.
Insured Bar Service
Colorado State law allows clients to serve alcohol at their events at Realm as long as it is served by a Realm-approved Bar Service or Realm-approved licensed and insured Caterer. Realm maintains a list of bar services that have provided their county/state-required licenses and insurance information.
In-House Furniture
Realm furniture is approved for indoor use only. Realm tables must be covered and protected from heat if used for food service. Damages to furniture will incur additional charges.
Damages or Additional Cleanup Charges
In the event that extra cleanup is required following your event, or there are any damages to the property (including damages that may result in Realm’s inability to operate), Realm reserves the right to bill the client and retrieve those fees/funds from your credit card on file. Any damage to the infinity walls or movable walls will result in the charge of repair expenses. Damages are assessed on a case by case basis. If a repainting is required based on extent of damages, a minimum fee of $150 is required.
Catering
Hourly clients may bring their own food or use any licensed vendor for delivery.
Hourly clients who prefer to hire an on-site caterer, must use one of Realm’s preferred, pre-vetted caterers listed on our Vendor List.
Moveable Bar
The bar can only be used for plating & serving, display or beverage service. Any other use of the bar must be approved in advance by Realm. Only approved vendors and staff are allowed behind Realm’s moveable bar. No guests are permitted behind or on top of the bar.
Floorplans
Custom floorplans are included in the Experience Upgrade. These floorplans are created in partnership with the Realm Event team after receiving your Virtual Questionnaire answers.
In addition to a custom floorplan, when adding on the Experience Upgrade, you’ll enjoy setup and reset by Realm Staff, allowing you the ability to focus on the details and access to additional Furniture Inventory.
Infinity Walls
Event use of any of the infinity walls must be approved by prior to your event date, and will be reviewed after the completion of your Virtual Questionnaire. Dance floors are not permitted on the Infinity Wall floors due to increased risk of damage.
Cables above the Open Space Infinity Wall can have installations attached to them by a licensed insured vendor only. Dimensions, location details and weight ratings can be provided to vendors upon request.
Decor
All decor must be noted in your pre-event Virtual Questionnaire. After review, all decor will then be pre-approved by Realm staff prior to your event.
Do not tape, nail, tack, glue, or attach items to walls, floors, ceilings, furniture, or surfaces.
Command strips may be used only on the top (non-visible) edge of Movable Walls.
Washi tape may be used to affix photos to Movable Walls.
Confetti, glitter, silly string, rice, birdseed, sparklers, and fog machines are not allowed.
Dripless candles are allowed only in vessels taller than the flame.
Parking
Parking is provided in the Realm parking lot. There are ample spots available around the venue. No parking is allowed in the VA parking lot demarcated by yellow posts. Overnight parking must be requested in advance and pre-approved by the building owner and manager prior to the event date.
Pets
Service animals are permitted on the property during events. In addition to service animals, any well behaved personal pets may be on-site for a pet fee of $25, allowing you to have your favorite furry companion on-site. Looking to have more than one? A larger number of pets can incur an increased pet fee when appropriate. Any plans of animals for the event must be shared via the Virtual Questionnaire and approved by Realm staff.
On-Site Contact
Each client will note a preferred on-site contact for their event via the Virtual Questionnaire. The on-site contact acts as the point person on behalf of the client and is responsible to be at the venue for the full contracted time on behalf of the client. The on-site contact is also responsible for signing in and signing out with Realm’s Venue Manager for the booking. The client can act as the on-site contact.
Realm Staff
Realm’s Event Team is available to help coordinate any venue-related logistics of your event prior to your date.
On the day of your event, Realm’s Venue Manager will be on-site to assist with any venue-related logistics.
When the Base Package is selected, the client is responsible (not Realm Staff) for moving all furniture items during the setup and returning all of the furniture items to original positions during reset.
When the Experience Upgrade is added, Realm Staff is responsible for the setup and reset of all venue furniture items.
Security
Should we determine your event needs additional security, Realm will provide the security and you will be charged for the additional cost. Additional security is billed at a minimum of $50/hour.
Smoking
Smoking and drugs of any kind, including e-cigarettes & vaping, is prohibited indoors at Realm. Any smoking must only take place outdoors at the end of the patio on the parking lot level to allow for sufficient distance from all exterior doors, and only substances that can be legally consumed in public are allowed.

Rental Deliveries/ Pickups
All rentals delivered to, and/or used by the client in connection with the event, is the sole responsibility of the renter. All such equipment must be removed from Realm at the end of the event. All exceptions must be approved by Realm Staff in writing no later than the Final Walkthrough meeting and additional fees may be charged.
Virtual Questionnaire
All hourly events will receive an Virtual Questionnaire to finalize all food, beverage, decor, guest count and any other important event details. This allows Realm’s Event Team the ability to set our Client’s up for logistical success while also sharing all important details with the Venue Manager.
Directions
Apple Maps & Google Maps (preferred) both have our correct location. Just enter "Realm Denver.” We are the Steele Street Address in the south west corner of the complex.
